When Malcolm Associates was established in 2021, it was with the mission to offer a more personalised service to our HNW and UHNW clients. We noticed that standardised, one-size-fits-all reports did not suit their needs and, instead, focused on a more bespoke and needs focused reporting.
With a strong client base built up over the last 20 years, we have seen a vast number of enquiries – from pre-acquisition surveys to design and project management – from the London boroughs resulting in new clients and instructions and an additional focus on the high end residential and retail market. The history and continued development and redevelopment of areas such as Kensington and Chelsea to Westminster and Mayfair makes the properties here interesting as these areas continually adapt to suit the needs of property developers, private individuals, insurers and retailers alike. West London today is a far stretch from the ‘Barley Shot’ fields first developed in the 1860s, which would eventually become Westbourne Grove, or the ambition of Charles Henry Harrod in 1901 to knock down the existing buildings and form the eponymous department store that is now an iconic landmark. This continued evolution pulls on new and sometimes relatively untested construction and this, along with Edwardian and Victorian construction, makes our work very interesting.
We offer a full range of property consultancy services in both the residential and commercial sectors, with services ranging from Traditional Building Surveying including pre-acquisition surveys, condition surveys, defects analysis, to Project Management and Contract Administration. Our Commercial Surveys include Landlord and Tenant, Pre-acquisition Surveys and Project Management. Loss Adjusters, Insurance companies and Brokers instruct us to oversee Reinstatement works following floods, fire and storm damage. We also undertake Value at Risk assessments to ensure our client’s properties are adequately insured. Instructions have included large residential developments, department stores, farms to private homes.
SPECIALIST AND BESPOKEWe deal with specialist listed and historic buildings, with inspections coming from as far afield as Shetland to Jersey. With underinsurance affecting many clients across the country, we are being asked more frequently to carry out assessments on their behalf. We have undertaken valuations where rebuild values have been hugely inadequate.
With owners choosing to adapt and extend properties rather than move, we are finding instructions for Value at Risk assessments in London far from standard, with elements such as basements, pools, cinema rooms, smart home tech and historical features, bringing an element of discovery to each commission.
We take pride in our comprehensive Project Management & Cost Consultancy services, offering expertise to guide clients through every phase of their project. With a commitment to excellence, the consultancy services encompass both pre-contract and post contract phases, ensuring a seamless and well-managed construction process. Projects vary and include a recent large residential refurbishment around £2.5m in value. We were appointed to survey, prepare drawings and specification, tender the works and administer the contract. On site, we managed the contractors and the professional team. Works included underfloor heating, a full electrical rewire, new windows and doors, new kitchen, smart home tech, full replaster and decoration, tiling to floors and bathrooms and new swimming pool tiling and standalone gym and external landscaping including football pitch.
Above all, Malcolm Associates offers a personal and bespoke service to our clients and strive to provide informative reporting with our focus on the client’s requirements. Our existing clients vary from private individuals, insurance companies, large corporations, national retailers to five-star hotels.
