British developer Native Land has unveiled a new luxury residence in Edinburgh at its debut Scottish project New Eidyn. Sitting high above St James Quarter, this three-bedroom lateral home spans almost 1,500 square feet and boasts sweeping views of Calton Hill and Arthur’s Seat from its elevated position on the sixth floor. But it’s the residence’s lifestyle element that truly sets it apart.

Conceived by London studio Reid Williams Design, the apartment draws on the materiality of nature and the warm hues of late summer and autumn. It features a calm, layered aesthetic that feels both true to its location and cosmopolitan in spirit. The standout feature is the generous open-plan kitchen, dining, study and living area, designed for sociable, contemporary living.
Framed by floor-to-ceiling glazing, the space has natural light and captures pristine views of the Edinburgh skyline. A key element of the design is a wall of joinery, conceived to offer an elegant work-from-home solution and stylish shelving that integrates seamlessly into the living space.
Speaking about the development, Nicholas Gray, executive director of Native Land said that he hopes to ‘set a new benchmark for contemporary urban living’.
